What is the difference between the condominium and subdivision process?

The condominium process is regulated by the State of Hawaii, Department of Commerce and Consumer Affairs, Real Estate Branch, to create a special form of ownership of real property that includes bylaws of the Association of Apartment Owners. Subdivisions and consolidations, and all streets or ways within the county created for the purpose of subdividing land are approved by the Director of Department of Public Works with zoning ordinances taking precedence over a condominium lot.
